Our Services

Aptus Building Consultants provides a full range of private building certification and compliance services across Queensland's construction and property industry. Every project is led by our Directors, giving clients a genuinely senior level of involvement from concept through to completion. Our team are some of the most experienced compliance professionals with both local and international building code expertise. This experience, equating to over 60+ years in the construction and property industry, allows us to deliver unique and quality outcomes for our clients. Aptus works with developers, builders, architects, contractors and project managers across Queensland.
Our services are built around three core areas:
Building Surveying and NCC Code Consulting
Building Certification & Approvals
Accessibility Consulting (DDA)
Building Code Consulting
Navigating the National Construction Code (NCC), Queensland building legislation and related standards can be one of the most complex parts of any project. We provide clear, practical advice at every stage of design and construction, helping clients avoid costly delays and rework. Our Directors work closely with architects, developers and builders to interpret code requirements early, so compliance is built into the design rather than addressed after the fact.
Key services:
Interpretation and application of the National Constructions Code, Australian Building Standards and associated Queensland legislation
Advice on performance-based solutions and alternative design pathways
Advice on the application of relevant standards, including the Disability Discrimination Act
Coordination with fire safety engineers on performance solution approvals
Review and assessment of design documentation against code requirements
Building Certification & Approvals
As Level 1 Private Building Certifiers in Queensland, we manage the certification process from development approval through to final occupancy, for projects of every size and type, from small fit-outs to major commercial developments. Because our senior consultants stay involved throughout the project, clients deal with the same experienced person from start to finish, rather than being passed between staff. Our approach allows the management and incorporation of related compliance issues into the project compliance strategy, including compliance with the Disability Discrimination Act as well as the consideration of insurance, asset protection and life cycle costing issues.
Key services:
Technical advice on building code and regulatory requirements
Building Approvals
Building Inspections to support quality assurance and compliance
Certificate of Occupancy and Final Certificates
Coordination with project stakeholders to facilitate approvals
Advice on staged or complex approval pathways

Due Diligence and Audit Services
Compliance obligations don't end once a building is occupied. We help owners, managers and prospective purchasers understand and manage the ongoing compliance risk associated with buildings and facilities.
Key services:
BCA & DDA compliance audits identifying risks and non-conformances to support due diligence reports for building purchases and acquisitions
Advice on essential safety measures and maintenance obligations
Support for building upgrades and change-of-use applications
Heritage and Existing Buildings
Existing and heritage-listed buildings present distinct compliance challenges. Current National Construction Code and accessibility requirements must often be balanced against the building’s existing level of compliance and where applicable, heritage obligations.
Aptus Building Consultants assists owners, developers, and project managers to understand their obligations and develop practical compliance pathways so that existing buildings stay safe and accessible whilst achieving their intended use and project objectives.
Key services:
Tailored compliance strategies for existing buildings, including advice on how the upgrade provisions apply where building work or a change of classification is proposed
NCC and DDA compliance audits identifying risks and non-conformances, to support due diligence for property acquisitions and investment decisions
Pathways for heritage-listed buildings, including performance-based approaches that respect heritage significance while meeting NCC and DDA requirements
Advice on fire safety installations and ongoing maintenance obligations
Building approval support for refurbishments, upgrades and changes of building classification
